

The land is situated on the south side of the Isle of Sheppey and access is off the Lower Road at Eastchurch, via Church Road and Brabazon Road through the HM Sheppey Prison Cluster.
The towns of Sheerness and Sittingbourne are about 5 miles and 10 miles distant respectively. Access to the A249 Queenborough Improvement and Iwade Bypass, which leads immediately on to the A2, M2 and M20, each about 8 miles, 10 miles and 16 miles distant respectively.
Description
The land extends to about 192.89 Ha (476.63 acres) and comprises about 158.77 Ha (392.32 acres) of marsh grass, tracks and water, about 27.06 Ha (66.86 acres) of upland grass, about 6.36 Ha (15.72 acres) of saltings and about 0.70 Ha (1.73 acres) of buildings and yard. It is contained within the North Kent Marshes Environmentally Sensitive Area (ESA) and part within the Swale Estuary Site of Special Scientific Interest (SSSI).
The buildings comprise Atcost general purpose building measuring about 45ft x 60ft; Charcon general purpose building measuring about 60ft x 90ft; general purpose building measuring about 40ft x 45ft and workshop.

The soil is derived from Wallasea 1 Association (813f) a marine alluvium particular to the coastal marshes of North Kent.
The land is included within the North Kent Marshes Environmentally Sensitive Area and the Vendor holds an ESA management agreement producing an income in excess of £47,600 p.a.
Prior to the land being held within an ESA Management Agreement, it was in arable production with a significant area of the marshes being drained from the 1970s onwards.
The grazing is in hand but the Property is sold subject to a number of ongoing lease and licence agreements. More details are provided further below.
Currently the Property together with the ESA Management Agreement is producing an income of £53,200 p.a. but taking into account previous grazing lets and the sale of hay crops, the holding has been producing an income in excess of £58,300 p.a.
